Prologis, Inc., incorporated on November 24, 1997, is a real estate investment trust (REIT) company. The Company is engaged in logistics real estate business. The Company's segments include Real Estate Operations and Strategic Capital. The Company is focused on markets across the United States, Other Americas, Europe and Asia. As of December 31, 2016, the Company owned or had investments in, on an owned basis or through co-investment ventures, properties and development projects across 676 million square feet (63 million square meters) in 20 countries spanning four continents. The Company is the general partner of Prologis, L.P.

The Company's customer base represents a spectrum of international, national, regional and local logistics users. It invests in Class-A logistics facilities in the primary population centers across the world with barriers to entry and supported by transportation infrastructure (airports, seaports, rail systems and highway systems). Its properties are used for distribution, storage, packaging, assembly and light manufacturing of consumer products.

Real Estate Operations

The Real Estate Operations segment represents the ownership and development of logistics properties. It consists of rental operations and development. The Company collects rents from its customers through operating leases, including reimbursements for its property operating costs. The Company utilizes its land bank, customer relationships and local knowledge in connection with its development activities. It develops properties in the United States for long-term hold and outside the United States for contribution to its co-investment ventures. It also develops for sale to third parties. As of December 31, 2016, its Real Estate Operations segment had over 3,200 customers occupying 334 million square feet of logistics space. As of December 31, 2016, on an owned and managed basis, the Company had over 5,200 customers occupying 625 million square feet of logistics space.

Strategic Capital

The Strategic Capital segment represents the management of co-investment ventures and other unconsolidated entities. It also includes asset management services. The strategic capital segment gives the Company access to third-party capital, both private and public. The Company co-invests with the institutional partners across the world. It accesses alternative sources of equity through two publicly traded vehicles: Nippon Prologis REIT, Inc. (NPR) in Japan and FIBRA Prologis in Mexico. It provides leasing, acquisition, construction, development, financing and disposition services.
