American Tower Corporation (ATC), incorporated on September 24, 1996, is a holding company. The Company operates as a real estate investment trust (REIT), which owns, operates and develops multitenant communications real estate. Its segments include U.S. property; Asia property; Europe, Middle East and Africa (EMEA) property; Latin America property, and Services. Its primary business is property operations, which include the leasing of space on communications sites to wireless service providers, radio and television broadcast companies, wireless data providers, government agencies and municipalities, and tenants in various other industries. Its U.S. property segment includes operations in the United States. Its Asia property segment includes operations in India. The EMEA property segment includes operations in Germany, Ghana, Nigeria, South Africa and Uganda. The Latin America property segment includes operations in Brazil, Chile, Colombia, Costa Rica, Mexico and Peru. Its services segment includes tower-related services in the United States, including site acquisition, zoning and permitting and structural analysis, which primarily supports its site leasing business, including the addition of tenants and equipment on its sites.

The Company conducts its operations through its subsidiaries and joint ventures. ATC's subsidiaries include American Towers LLC and SpectraSite Communications, LLC. ATC conducts its international operations primarily through its subsidiary, American Tower International, Inc., which in turn conducts operations through its various international holding and operating subsidiaries and joint ventures. Its portfolio primarily consists of towers that it owns and towers that it operates pursuant to long-term lease arrangements, as well as distributed antenna system (DAS) networks, which provide coverage solutions in certain in-building and outdoor wireless environments. In addition to the communications sites in its portfolio, it manages rooftop and tower sites for property owners under various contractual arrangements. It also holds property interests that it leases to communications service providers and third-party tower operators. Its communications real estate portfolio of 144,884 communications sites, as of December 31, 2016, included 40,414 communications sites in the United States, 57,945 communications sites in Asia, 12,861 communications sites in Europe, Middle East and Africa (EMEA) and 33,664 communications sites in Latin America.

The Company's tenants lease space on its communications site real estate, where the tenants install and maintain individual communications network equipment. Its property business includes the operation of communications sites, managed networks, the leasing of property interests and the provision of backup power through shared generators. It leases space on its communications sites to tenants providing a range of communications services, including cellular voice and data, broadcasting, mobile video and a number of other applications. In addition to its communications sites, it also owns and operates various types of managed network solutions, provides communications site management services to third parties, manages and leases property interests under carrier or other third-party communications sites and provides back-up power sources to tenants at its sites.
